TELUS Garden is a mixed-use redevelopment that replaced TELUS’s former headquarters with a 22-storey office tower and a residential tower above, designed by Henriquez Partners Architects as a joint venture with Westbank. The office tower achieved LEED Platinum certification, and the residential tower was developed with LEED Gold targets and certification cited in project case studies.

Much of the project’s character is technical rather than decorative. A central plant serves both buildings, capturing low-grade waste heat from the on-site TELUS data centre and from office cooling loads, and upgrading it for reuse to meet heating and hot water demand. 

Reported sustainability features also include radiant heating and cooling, 100% outside-air supply, a triple-pane curtain wall, operable windows, and more than 10,000 square feet of green roofs.
